Many people don’t think building a brand-new home is an option. With nearly 7 years of experience in the new construction industry I have found that it is often an option that is overlooked. At this point, you may say, “Ok great but the process seems like it will be too complicated. “

Once You Decided On A Floorplan, Its Options, And The Location To Build On, It’s Time To Make A Decision. Many Builders Require A Small Deposit (Sometimes A Similar Amount To Your Down Payment,) A Signed Contract, And A Pre-Approval From A Lender (A Standard Loan Is Enough Unless Going Custom Which Sometimes Requires A Construction Loan.)

Every builder is different but the process in most cases is the same: 

1- Determine a general area you would like to live in.


2- Walk decorated sales models of the different builders in that area after narrowing it down to a couple builders.


3- Set up an appointment with a sales rep for the builder to ask about the different floorplans available to build in their neighborhoods (Can be online as well).


4- This step is best to have a Real Estate agent with you to help determine the best options or upgrades in your home that fit your budget and could be a long-term value add. This is the fun part as you get to design your potential home with no commitment.


Once the builder and lender have all that they need, they will start the build process on your home. On average builders normally have a 6 month build process from contract signing to completion. This can vary from builder to builder. 6 months later, the home is complete and you close with the title company where you either pay your down payment or use your deposit made earlier towards it.


Move in!! It’s that simple. Most buyers typically take 4-6 months to find their perfect home. Many people in the past have thought that building could take much longer. Is a new, fresh, and personal home worth waiting 1-2 extra months?
